In case you want to be sure all disclosures are included in your California transaction, here is a list:
Agency Disclosure — Which agent represents which party.
Transfer Disclosure Statement (TDS) — Seller must complete the form.
Natural Hazard Disclosure Statement (NHD).
Guide to Earthquake Safety Booklet — Must be delivered to buyer.
Material Facts Form — Seller and agent to disclose anything that affects the value or desirability of the property.
Lead-Based Paint pamphlet and form–for buildings built before 1978.
Smoke Detector Statement of Compliance — Must be in working order.
Water Heater Bracing Statement of Compliance — Must be braced and strapped properly.
FIRPTA (Federal and State) — To declare whether seller is a U.S. citizen.
Mello-Roos and 1915 Bond Act Assessments — Disclosure of special taxes or assessments.
